Tarlton 360 wins Austin City Council Approval

Tarlton 360 Townhomes, a mixed-use project, won an unanimous endorsement from Austin City Council on August 4 on two issues, to deny an appeal from South Bee Caves Woods Neighborhood Association to repeal previously granted waivers from Zoning and Platting Commission and to extend the time that the approved site plan can be constructed.  This decision by Austin City Council clears the way for the project to move forward.

The project being developed by Cypress Real Estate Advisors and designed by Dick Clark Architecture, Longaro  and Clarke civil engineers, and TBG Landscape Architects is the first project to receive approval under the 2007 Barton Springs Zone Redevelopment Amendment, the “Leffingwell Ordinance,” which allows redevelopment to the amount of existing impervious cover as long as environmental controls are improved. Members of the City Council agreed that the project met the intentions of the Amendment to improve water quality.

The project includes 75,000 s.f. of office, 8,300 s.f. of retail, 3,500 s.f. of restaurant, 89 townhomes and 140 condominiums. The new ordinance ensures improvement to water quality and opens space within the project. This means that the average pollutant removal will be 90.5 percent after redevelopment, an increase of 57.4 percent. The project is located adjacent to Barton Creek Mall.
